Kosmaj region, 45 minutes from Belgrade

The location is very tranquil and private, but not isolated: the nearby town of Mladenovac has good shopping opportunities, restaurants, farmers market and medical facilities. The nearest motorway to Nis can be easily accessed via local road. The driving time to the international airport “Nikola Tesla” in Belgrade is around 60 minutes, while the capital of Belgrade is about 45 minutes away.

The Villa

The large villa, currently in the last stages of construction, has a total area of around 310 m². The building is inspired by works of Finish architect Alvaro Alto. The main floor has a large kitchen and lounge area, dining room and a guest WC; two bedrooms, two bathrooms, TV room (could be easily converted to another bedroom) and terrace. The Vineyards

85 acres of well-tended vineyards belonging to the property are located on the slopes below and to the side of the buildings. They are planted with the varieties “Vranac”, “Prokupac” and “Cabernet Sauvignon” and used to produce “Kosutica” wine which has been praised for a cherry like aroma and awarded for the vintage 2020.

The “Kosutica” (meaning is “small deer” in Serbian language) vineyard is positioned on Southern and Southeastern slopes of Kosmaj mountain receiving plenty of sunshine all year round and perfect air quality due to interconnection of several air stream systems (Carpathian, Aegean, and Pannonian).

The vineyard is seven years old and is fully registered within wine registry of Republic of Serbia. In previous years, the owner engaged top local experts (University professor and enologists) to train local management team engaged with wine growing and wine producing.

The Kosmaj Region

The wider area of Kosmaj is known for high-quality truffles. Search for this “golden” ingredient of Italian cuisine, widely considered an aphrodisiac, is frequently conducted in this region with assistance of specially trained dogs.

The picturesque quality of this area has attracted high profile tenants such as Novak Djokovic and others.

The climate is mild with traces of Mediterranean weather enabling growth of lavender and fig trees. Summers are hot and dry and as such, very suitable for producing high-quality wine grapes.

Vegetation starts end of February and resumes well into the late October. Winters are mild.
