Location & Lifestyle:

Prime Location: Situated in a mountain community with low taxes, the property is surrounded by luxury residences, swimming pools, and horse-riding stables.

Scenic Proximity:

A half-mile winding private stone road through the vineyards leads you to the top of a hill that provides 360-degree views of neighboring vineyards and the distant Alps.  It is no surprise that this Langhe wine region in 2014 was designated a UNESCO world heritage site. Once you see this beautiful and relatively undiscovered touristic area you will understand and appreciate that these distinct winegrowing areas are exceptional and make for a unique, wondrous landscape of vineyards, hills, farms, villages, churches and castles.

Approximately two-thirds of the area of Calosso, and by far the greatest part of the land is devoted to vineyards. Production is on a relatively small scale: these 10 square kilometers (4 sq mi) or so is divided between 380 farms and the total annual production of wine is around 4,900,000 liters (1,300,000 US gal). Since 2011, we have managed the vineyard with the help of a local farmer, but you are not under any contractual obligation to do so in the future. A local gentleman and his lovely wife who live close by are property managers and are available to check and maintain the property as needed. The principal grape variety grown here is the Moscato Bianco, while other vineyards include Barbera, Dolcetto, Nebbiolo, Chardonnay and Freisa. The village of Calosso, together with its castle, stands on a hill surrounded by the vineyards which represent its principal economic activity. Within a 30-minute drive is Alba, the region famous for Barolo and Barbaresco wines and white truffles.

The region of Piemonte is a gourmet food paradise and has over 46 Michelin star restaurants!  The Piemontese love their food and wine – they also know all about it. Everyone has a favorite restaurant, knows an excellent butcher, baker, and cheese producer, visits food markets regularly, collects wild herbs and porcini mushrooms, hunts for truffles, and knows “the” best winemaker. The local cuisine is sophisticated, French-influenced, and always freshly prepared. A typical Piedmontese meal consists of at least six courses. Quality is paramount. Interestingly, the ‘slow food’ movement, the Old World’s answer to the fast-food revolution, was founded in Piedmont in 1986.

Calosso is well served by international airports: the Turin airport is a 1 hour and 20-minute drive, while the cosmopolitan city of Milan and the international Malpensa airport is easily reached in 2 hours. To the south, the Mediterranean Sea and Italian Riviera beaches can be reached in 2 hours.  Should you wish to travel to see the area and this property the closest hotel to the area is the five-star Relais San Maurizio which is a converted 17th century monastery offering refined hospitality, and culinary excellence: Guido da Costigliole has been awarded 1 Michelin star and cited by the Wine Spectator to be one of the best restaurants in the world!

Investment Potential:

With its approved expansion plans and current production capabilities, this vineyard is perfect for anyone looking to invest in Italy’s thriving wine industry or create a serene countryside escape. The low tax classification and residential zoning further enhance its appeal.
