Isle La Motte, Vermont is the northern most island in the Lake Champlain Islands’ chain.  Just 60 miles south of Montreal and east of Quebec’s rich wine country, Isle La Motte is a bucolic slice of nature. The vineyard, just a quarter mile from the lake, and St Anne’s Shrine, the same site of Samuel D. Champlain’s 1609 landing, is a destination location for wine adherents, history buffs and outdoor enthusiasts.   Isle La Motte is also known for geological limestone deposits as part of the Chazy Fossil Reef formed 460 million years ago. Rich with the earliest known diverse fossil remnants in the world, scientists travel here to study its spectacular formations.

The Lake Champlain Islands boasts an extended growing season beyond most other regions of the state, as the warmth from the lake promotes stability for plant success and often shields against unexpected frosts.

Isle La Motte Vineyard consists of two acres of 1,335 grape vines, predominately Marquette at 919 vines (10-year-old), 189 La Crescent (10-year-old), 100 Frontenac (9-year-old), 127 Frontenac Blanc (9-year-old), 125 Louise Swenson (6-year-old) and 125 Itasca (2-year-old).  We currently harvest approximately 11,000 lbs. of grapes per season at a 330-case wine production, and a 392-case potential with the current vineyard as planted.  The winery houses a 6,900-liter tank capacity, with 12 oak barrels for wine finishing, as well as various and miscellaneous equipment for producing wine, such as a Zambelli press, Enoltalia destemmer, pumps, meters, etc.

Currently, the winery houses roughly 1300 gallons of wine in either tanks, barrels, or bottles (to be negotiated. Full wine inventory is not included in the sale price).

The main house, equipment/sheep barn and cottage, with tasting room, sit on 10 acres of land.  All combined, these buildings consist of 4,775 square feet of living/working space.   The main house has a full, well-appointed kitchen with two bedrooms and loft, along with a harvest kitchen on the main floor, adjacent to the winery.   The cottage also has a full kitchen, along with restaurant grade dishwasher, which is connected to a newly appointed tasting room and screened in porch.

The sale of the vineyard/winery also includes a 790 John Deere tractor, as well as a 15-KVA solar panel system, which supports the entire property.
